We work in three states chosen for sales activity, population growth, and price levels, not gut feel. Figures below reflect statewide data reported through mid-2026, and are meant as general context, not a forecast for any specific parcel.
Florida single-family homes closed at a pace of about 24,000 sales statewide in a recent month, up 5% from the year before, at a median price near $425,000. The state added close to 200,000 new residents over the past year, the second-largest population gain of any state, and still carries no state income tax.
That combination, steady sales activity plus continued in-migration, is why we keep sourcing here, from Gulf Coast growth counties to inland residential corridors well away from the coastline.

Texas added more than 390,000 residents last year, more than any other state in the country. Closed home sales rose 4.5% year over year to nearly 100,000 in a single quarter statewide, with sales increasing in 23 of 26 major metro areas. The median home price sits at $340,000, well below the national average.
For investors and builders alike, that scale of population growth against a comparatively affordable price base is the core of the Texas case.

North Carolina led the nation in domestic migration last year, gaining roughly 84,000 residents who moved in from other states, and now ranks third among all states for percentage population growth. Statewide, around 14,000 homes close every month at a median price of $375,000, which has held steady through the year.
Charlotte and Raleigh are absorbing much of that growth on the Piedmont side, while the western counties offer a lower entry point for buyers.

Not every parcel type fits every buyer. Here's how we generally categorize what we source.
Single buildable lots in established or growing neighborhoods, suited to a future home build or a straightforward hold.
Larger unimproved tracts, generally sourced with a multi-year hold or future subdivision in mind.
Lots near golf, coastal, or lake amenities, where location and scarcity tend to support long-term demand.
Smaller lots inside already-developed neighborhoods, next to existing homes, generally faster to act on and simpler to evaluate.
A note on budgets: opportunities generally start around ₹20 lakh and scale up from there depending on parcel size, location, and amenities. Our current sourcing budget cap is roughly $500,000 (USD) per property, so we can work with a wide range of goals within that ceiling.
We'll take it from there, sourcing, reviewing, and presenting a parcel clearly once it's ready.
