Land is a straightforward entry point into U.S. real estate: no tenants, no property to manage from a distance, and many opportunities available as cash purchases. Here's what to know before you start.
A rental property means tenants, maintenance, and a local property manager you have to trust from thousands of miles away. Land removes most of that. Property tax is usually the primary recurring cost, with HOA or POA dues, assessments, or other parcel-specific costs applying where relevant. Many opportunities are cash purchases with no financing involved, and there's nothing to manage remotely beyond staying current on these costs.
For many of our buyers, the appeal is simple: a piece of a growing U.S. market, priced and held in dollars, without the operational load of a rental.
Entry point: opportunities generally start around ₹20 lakh, scaling up with parcel size, location, and amenities.
Negotiated directly with the seller or listing agent, and shown to you in both USD and an approximate INR equivalent.
Title search, title insurance, escrow, and recording fees, charged by the title/escrow company handling the closing.
An annual county-level tax based on assessed land value, usually the primary recurring cost, alongside any HOA/POA dues or assessments that apply.
Some communities carry a homeowners' association fee; many of the parcels we source do not.
How you fund the purchase depends on your residency status. Resident Indians typically remit funds under the RBI's Liberalised Remittance Scheme (LRS), which currently allows up to USD 250,000 per person, per financial year, for permitted overseas investments including real estate, with Tax Collected at Source (TCS) applying above certain thresholds.
NRIs and OCIs are not subject to LRS limits, but generally fund purchases through NRE, NRO, or FCNR accounts, with their own rules around repatriation of sale proceeds later.
This is general information, not tax or legal advice. Remittance and tax rules change, and your own chartered accountant or cross-border advisor should confirm what applies to your specific situation before you commit funds.
